A Guide to Building Your Perfect Home
Step #1: Prioritize Foundation
Before anything else, local authorities must first approve the construction and issue permits for the plumbing, electrical work, home construction, septic system, grading, and zoning. Once these are secured, physical construction can now commence.
The same team usually does site preparation and foundation work. The team clears the site of trees, rubble, and rocks for the house. Once that's done, the septic system will be created using a bulldozer and backhoe.
The team prepares the site by leveling it, erecting wooden forms to act as a foundation pattern, and digging the trenches and holes. Footings are also put in place. These are structures that connect the house to the earth that supports it.
Step #2: Inspection
Once the curing process is complete, your place will be inspected. A city inspector assigned to your area will come and visit. You have to see to it that the foundation components are installed properly and according to the limitations and restrictions in the permits.
The inspector may do a repeated check-up depending on the kind of foundation you have. Upon approval, your builder will then get rid of the forms and start with rough framing.
Step #3: Complete Rough Framing
In this step, sheathing will be applied to your home's walls. Roof systems, walls, and floor systems are also completed during this stage.
Oriented strand board and plywood siding are then enclosed with a protective barrier which builders call a house wrap. This prevents any form of liquid from entering the structure while letting water vapor escape. Likewise, it will reduce the development of mold and rot on the wood.
Step #4: Complete Electrical HVAC and Plumbing
The following are installed during this stage:
HVAC Vent Pipes
Ductwork for Heating, Ventilation, and Air Conditioning (HVAC) System
Bathtubs, Shower Units
Sewer Lines and Vents
Water Supply Lines
Pipes and Wires
Insulation is applied to the ceilings, walls, and floors. After which, the HVAC vent pipes are installed through the roof.
The process called "dried in" is performed once the roof is installed. Thereafter, an electrician will install switch, light, and outlet receptacles and run wires from the breaker panel to every receptacle.
Step #5: Complete Drywall and Exterior Finishes
At this stage, exterior finishes are installed, a primary coat of paint is applied, texturing is completed, and drywall is hung and attached. Stair blusters, moldings, window sills, door casings, baseboards, and interior doors will also be installed, along with fireplace mantels, vanities, and cabinets.
